The following suggestions are offered as a reference point for the design of the home.  Every custom home is as unique as it's owner.  Therefore, all options are open for discussion for the home you will call yours.

SUGGESTED FEATURES FOR CUSTOM HOMES

 

200 AMP overhead electric service with disconnect and breakers

5/8”water meter and 100 ft ¾” pvc supply line with shut off

All required permits and fees

Site clearing as needed for home, yard and driveway

Plumbing labor including Sch 40 drain lines and PEKS pressure –Allowance for fixtures

Septic system or sewer hook up

Engineered post-tension slab based on Plasticity and Liquid limits testing by Geo tech

Wood framing with OSB wall & roof sheathing, house wrap, and concrete products for cornice

 

Exterior doors Allowance

Vinyl insulated Low E windows with ½ screens, faux glass block window in mas bath

Prep, prime and paint with Sherwin Williams contractor grade paints

Manufactured or site built fireplace, mantle and outside air source where applicable

30 year composition shingles over 15 lb felt waterproofing  (metal roof optional)

Electrical installation  with copper wiring to prevailing code 

HVAC 14 SEER heat pump Goodman or equal with insulated flex duct and thermostat

Open cell foam insulation in roof cavity

 

R:13 Fiberglas wall insulation

Expanding foam in all opening around windows & doors and at other voids

Cultured marble tops in vanities

Custom made wood shop cabinets with crown mold at top

Sheetrock walls and ceilings with choice of textured finish

Rounded outside corners on walls and windows

Concrete driveway skirt approximately 20’ x 20’

3 ft wide sidewalks from drive skirt to front porch

 

Metal garage doors with openers

Synthetic stone masonry on front of house and fireplace

5 ¼” colonial base, 2 ½” door casing, wood window stool

Closet rods/shelves in closets

1 3/8” hollow core hardboard panel interior doors

Paint grade jambs with 3 door hinges and colonial trim

Ceramic tile on floors in kitchen, baths, utility, entry, backsplash in kitchen

Wood floors in dining & living and halls

Carpet in bedrooms and closets

 

Glass and metal shower enclosure in master bath shower

Bath, cabinet and door hardware including door stops, etc

Granite tops in kitchen

Electric kitchen appliances including dishwasher, stove, microwave, disposal

Framed mirrors above all vanities

Clean up during construction and final clean

Landscaping package including 2 pallets of grass and 10 1 gallon plants

Portajohn during construction

Builders risk insurance
